Cadastral records

About cadastral records surveys there is little to say. They are official documents issued by the Italian Revenue Agency (IRA), (formerly Land Agency), reporting all the specifications of a property (cadastral identification code, land/estate area, address, attesting notary name, data of the deeds, proprietors, etc.). The search can be done for a specific property (for land parcel number or address), for the person or company ( for subject), current or historical. Geko visure catastali focuses ONLY on those for the subject that are then sold to the public with the nomenclature of provincial and national according to the extension of the research.

In Google you will find hundreds of thousands of sites that explain what cadastral records surveys are, which data they contain, how to read them, etc ... as well as many hundreds of thousands of sites that sell them.

All the companies give a limit to the real estate found beyond which the customer must pay a surcharge. WE DO NOT!
We ignored the companies that didn’t supply the search for lands and for buildings in a single product, as well as those where it was not clear if the price was VAT and charges included.


Don’t hide behind an excuse! The prices are 100% real and they were collected directly from their sites where they advertise publicly prices and services. No hidden names or corrupted links! ... If you don’t believe, check yourself! (but pay attention to the notes written in smaller font... many of them show the price VAT and charges excluded!)



Practically:


Assume you need to check the real estate situation of a person or a company. Theoretically, according to the market, we need the service that everyone calls national cadastral records survey ... that means we have to pay someone between € 10.98 and € 26.95 searching at national level (always the provinces of Trento and Bolzano excluded) if the subject or the company owns a real estate.
We cannot opt for the province cadastral record survey because we do not know where the person / company may have the properties ... if we knew it would be useless to do a research!

If we ask to Geko visure catastali una Verifica Nazionale* a National Verification * we can immediately know where all the properties are with ONLY 1 Euro, and so at that point we could ask for a simple provincial cadastral records survey (cheaper) instead of spending money on a national cadastral records survey...

But let’s leave this and back to us. We need a national cadastral records survey, so we choose our partner among the ones present in the web; we pay the amount requested (between € 10.98 and € 26.95) and await the outcome. What can happen now? ...And what could have happened if we had chosen better our partner?


Case 1 (no properties):
Within 24/48 hours they inform us that the research was negative; the person or company does not own any real estate. Result: We spent between € 10.98 and € 26.95 for NOTHING!
If we had opted for the service National Inspection* offered by Geko visure catastali we would have spent ONLY 1 EURO!!

Case 2 (up to 10 properties on a single province):
Within 24/48 hours they send us the expected report in which we read that the person / company owns 1,2,3 ... 8,9,10 land and buildings in one single province. The results are within the limits set by the notes written in smaller font of ALL the (let's call them) competitors ... so no higher cost. We spent our money (between € 10,98 and € 26,95) and we have our results.
If we had entrusted to Geko visure catastali we would have spent ONLY 1 EURO to know the same things and we could have developed all the inspections for ONLY 3,50 EURO, going directly to the province of interest without losing time elsewhere. TOTALE EXPENDITURE 4,50 EURO!!


Case 3 (up to 10 properties per province, on 2 provinces):
Within 24/48 hours they send us the expected report. In it we read that the person / company owns 1,2,3 ... 8,9,10 properties (land and buildings) per province, on 2 provinces. The results are within the limits set by the notes written in smaller font of ALL the (let's call them) competitors ... so no more cost. We spent our money (between € 10,98 and € 26,95) and we have our useful results.
If we had entrusted to Geko visure catastali we would have spent ONLY 1 EURO to learn about this situation and we could develop all the inspections for 7,00 EURO, going directly onto the two provinces of interest without losing time elsewhere. TOTAL EXPENDITURE 8,00 EURO!!


Case 4 (up to 10 properties per province, on up to 3 provinces):
Within 24/48 hours they send us the expected report. In it we read that the person / company owns 1,2,3 ... 8,9,10 properties (land and buildings) per province, on 3 provinces. The results are still within the limits set by the notes written in smaller font of ALL the (let's call them) competitors ... so no more cost. We spent our money (between € 10,98 and € 26,95) and we have our useful results.
If we had entrusted to Geko visure catastali we would have spent ONLY 1 EURO to learn about this situation and we could develop all the inspections for 10,50 EURO. TOTAL EXPENDITURE 11,50 EURO.


Case 5 (more than 10 properties per province, on up to 3 provinces):
Within 24/48 hours they send us the expected report. In it we read that the person / company owns a large amount of real estate on 3 provinces. Unbelievable!
In this case the results are OVER the limits regulated by the notes written in smaller font of ALL the (let's call them) competitors ... so we are required to pay a supplement to what has already been paid. We spent our money (between € 10.98 and € 26.95 ) and we are asked for more. Nobody informed us of these higher costs but they simply present us the bill. There is a demand of integration (usually equal to the amount of the provincial cadastral records survey - between € 6,00 and € 17,08) for each block of 10 units in excess of the first 10 ones, and this for each province. This means that if, for example, we have 13 properties per each of 3 provinces, they’ll ask us 3 additions over the already paid (one for the 3 properties that exceed the 10 on the first province, one for 3 that exceed the second province and one for 3 that exceed the third province).
Suddenly, without any warning, our research costs a cool € 10.98 / € 26.95 + (€ 6.00 / € 17.08) x 3 !!! We are speaking about a minimum of € 28,98 to a maximum of € 78,19 according to whom we relied on!!!
If we had entrusted to Geko visure catastali in a case with 13 properties per province on three provinces we would have spent ONLY 1 EURO to know that there were all these properties and that they were distributed on those provinces; we could have easily known in advance the exact amount of expenditure to develop all the inspections (that’s no small thing if we have to explain it to someone, for example a customer !!). In a case like this would be exactly the expense of 21,00 EURO. TOTAL EXPENDITURE 22,00 EURO!!


Case 6 (up to 10 properties per province, on more than 3 provinces):
Within 24/48 hours they send us the expected report. In it we read that the person / company owns a myriad of real estate (land and buildings) in Italy!  "... And he does not want to pay me?! ..."
The results are are infinitely OVER the limits set by the notes written in small font of ALL the (let's call them) competitors ... so we are required to pay a supplement to what has already been paid. We spent our money (between € 10.98 and € 26.95) and we are asked for more. Nobody informed us of these higher costs but they simply present us the bill. There is a demand of integration (usually equal to the amount of the provincial cadastral records survey - between € 6,00 and € 17,08) for each additional province over the first 3. This means that if for example we have two properties per province on 8 provinces, in addition to the already paid they’ll ask us to pay 5 integrations (one for each additional province over the first 3).
Suddenly, without any warning, our research will cost us a cool € 10,98/€ 26,95 + (€ 6,00/€17,08) x 5 !!! We are speaking about a minimum of € 40,98 to a maximum of € 112,35 according to whom we relied on!!!
If we had entrusted to Geko visure catastali we would have spent ONLY 1 EURO to know this situation and we could have developed all the inspections for 28,00 EURO. TOTAL EXPENDITURE 29,00 EURO.


Cases could go on and on with more than 10 properties per province on more than 3 provinces, with more than 20 on more than 3, etc. ... We are confident that the meaning is clear and the method of calculation is too ...



Conclusions

As you can see ... our prices are very democratic.
Who, looking for anything, founds little or nothing, he spends little or nothing; who, looking for more, founds something, he pays something extra (but never as he will pay anywhere else).

If there nothing, something or a small quantity of properties, the others ask you the same; but if there is a big quantity of properties they grossly overprice!

However we don’t hide behind an excuse! As you have seen, we reported transparently also a case study that attests our price in the average of the others (case 4)... please note that we are very close to the minimum among the price range found online!


The summary of the above mentioned is that in 83% of the cases (5 cases of 6 explained above) we are very much cheaper than anyone else! And more cases you should add, more our percentage of economy would raise...


Well ... it can happen cases where, because of the particular "shape" of the real estate assets of a subject, our prices are not so dramatically lower than those of the others... but how many cases could occur ??
How many borrowers do you know that own real properties right and left nationwide Italy (cases 4, 5, 6, ecc)? On the contrary how many of them do you know who have nothing (case 1), or only a flat (case 2) or a residential house and also a vacation house (case 3)?



IT IS CLEAR THAT OUR POWER IS TO MAKE A NATIONAL CADASTRAL RECORDS SURVEY * FIRST THAN ANYTHING ELSE FOR ONLY 1 EURO..!
